STEPS FOR A SUCCESSFUL SALE - IT'S ALL IN THE PLANNING

In this series we explore the steps estate agents take to ensure you maximise the value of you home whilst minimising the stress throughout the process. It's all in the planning!


Once the sale is agreed most agents will agree the hardest part of the transaction begins. Communication is key at this point as is choosing other professionals at this point you will need involved in the process.

1) Have to found an onward purchase. Your agent should be able to assist and advise on this even if they are not selling the property your are interested in. As a company we often also negotiate on our clients purchase on their behalf, this is part of our service.

2) Set the chain expectations early. No wants wants a surprise such as delayed funds not being disclosed at the start.

3) Manage the chain and liaise constantly with all parties. Communication is key at this point in a sale and in our experience silence in a chain means there is a problem.

4) Issues. There will be some on even the most simple transaction. How it's handled and how much of a problem it causes is a reflection on the agents and other professionals such as solicitors that you have working for you. Our agents enjoy this part of the transaction and often consider it's where they 'earn their stripes' in a sale!

5) Dates. Depending on the size of the chain can can be problematic and often requires a diplomatic approach from all parties. Ultimately everyone wants to achieve the same goal. Once set you can start packing and look forward to life in your new home!
