In this series we explore the steps estate agents take to ensure you maximise the value of you home whilst minimising the stress throughout the process. It's all in the planning!


Once you property is 'live' on your agents database and marketed through the portals and social media the agent will start to create viewings on your home.

This is a very important stage and must be managed correctly. All agents work slightly different on this. As a company we always take the same structured steps:

1) Discuss with the vendors the best time for them for viewings to take place. Ideally this is normally around 7-10 days after marketing has started.

2) Call all potential buyers in the database. Some clients may not have seen it on Rightmove etc due to the amount it allows them to filter. Our job is to open clients up to properties blocked by the filters that we feel would work for them.

3) Offering a viewing event creates excitement about the property and allows us as an agent to gather all the feedbacks/offers from the event. If we allowed a viewing on the first day and they offered how would anyone know if that was going to be the best offer? Plus the added advantage for the client they are only preparing the house once a week- this is sometimes not an easy task with a busy life!

4) Once the offers are in and proof of finance/chain checks carried out the offers are presented to the vendors. We then discuss the merits of each, not just the figure and formulate a plan with which buyer to select once negotiations are finished. This can often result in a best and final offers situation.
