In this series we explore the steps estate agents take to ensure you maximise the value of you home whilst minimising the stress throughout the process. It's all in the planning!



One you have made the leap and instructed your agent they should start the process quickly and efficiently. The initial steps would be:

1) Organise to meet at the property to prepare the marketing. Depending on the camera/scanning system used this normally takes a around an hour. Preparing your home prior to this for photographs is essential and agents will offer advice and tips such as removing vehicles from the drive and hanging baskets for kerb appeal.

2) Whilst that is being done the agent will send you out their terms and conditions for signature and review plus a client questionnaire. This contains important information that must be declared to any potential buyers. It also allows the agent once they review it to identify any potential issues that may crop up throughout the process and how these can be overcome.

3) Once the marketing is prepared it will be sent to you for review and approval. If there are any images you don't like now is the time to say! Most agents will present edited images including the illusive blue sky the weather often doesn't provide in the UK naturally!

4) Unless already one in place an energy certificate will need to be ordered for the property, in most cases the agent will organise this for you.

5) Anti money laundering checks. This will be carried out by the agent before marketing starts. This is a legal requirement. Most of these are now carried out online.

6) Checks complete, marketing approved, your up and running!
